Lease Lengths & Availability
- Long-Term Rentals: Typically require a 6- to 12-month lease. These are ideal for residents, relocating families, or those trying out Havasu living before making a purchase.
- Seasonal Rentals (30+ days): Often available from private owners. These are especially popular in winter during snowbird season (Nov–April), but competition is high. Many snowbirds return to the same rental year after year, so availability is limited unless you plan ahead.
What’s Typically Included (and What’s Not)
- Included:
– Appliances
– Basic landscaping in some properties
– In some seasonal rentals: utilities, Wi-Fi, and furnishings - Tenant Responsibilities:
– Electric, water, and trash (unless stated otherwise)
– Pool care and landscaping (usually on long-term rentals)
– Routine maintenance, including AC filter changes, yes, it’s a thing, and it’s critical in our desert heat!
Desert Tip: In Havasu, regular AC upkeep is essential. Some leases even require you to change filters monthly. Skip it, and you might be calling maintenance mid-July… no bueno.
Renter Qualifications
Most rental properties require:

- Proof of income (typically 3x the rent)
- Rental references
- Security deposit (often one month’s rent)
Some pet-friendly homes may also require additional pet deposits or monthly pet rent.

- North side near the hospital: Great for traveling nurses and professionals
- Southside near the Riviera & Foothills: Newer homes, some with pools and mountain views
